PRICING
Pricing a home too far above market value can lead to longer time spent on the market and a lower final sale price. Overpricing also tends to discourage buyers from making an offer. Nobody likes rejection, so if a home is priced too high, buyers will likely move on rather than writing an offer that they feel will be turned down. If a seller is lucky, a buyer who has time may wait for the seller to drop the price, but not many buyers are that patient.
Under pricing a home in an active market leaves buyers with the impression that either there is some hidden problem with the house, or that the seller is desperate. Neither of these is a good start to marketing your home to bring the best possible sale price.
Our market analysis will aid you in setting the right price for your home. We strive to advise clients to set a price that will attract potential buyers without leaving money on the table. Keep in mind that sales data only shows us what has happened, not what will happen. Regardless of what the sales data shows, we will always list and market your home at your price!
PRESENTATION
How you present your home communicates volumes to potential buyers. “Was this home cared for?” Is a question that is on the mind of every potential buyer that walks through the door. Present your home as close to move-in ready condition as possible. While buyers may be aware that the home is not a new home, they will be most attracted to homes leave an impression of having been well maintained.
Increase curb appeal by keeping the yard and front entry in tip-top shape so that buyers are excited the minute they drive up.
Declutter by storing away nonessentials so that buyers can see the house.
Sell, donate, or store away extra furnishings to give your home a more spacious feel.
Remove most wall hangings, personal family snapshots and mementos. A few well placed items add to the appeal of your home, but remember that buyers don’t share the memories that make your pictures and mementos special.
Fill nail holes and roll on a fresh coat of paint to really make your home stand out!
Never turn down a showing! You just never know when the right buyer is going to be available. Be prepared to adjust your schedule and activities to allow evening and weekend showings.
Maintain your home in a spotlessly clean, show-ready condition at all times while it is listed. Think about the sights, sounds and smells that will greet potential buyers.
As buyers drive up, walk inside and explore your home, you want them to picture it as their home. A few nice pieces in each room goes a long way toward inviting buyers to visualize the possibilities.
